THE BUYING PROCESS

What is your buying power?

Do you know how much you can afford? Have you spoken to a mortgage specialist? If you haven't, shoot me a message asking who I would recommend! If you have been pre-approved already, try and stay under that 'pre-approved' number if you can while we are looking for homes. This will allow you to make room in your budget for any surprises or closing costs.

Viewing homes!

For most of my clients, this is the fun part! After you've been searching online, we will narrow down a list of homes you like, and we go view them in person! Sometimes it's a great idea to just do a drive-by before scheduling a viewing; in case you don't like the neighbourhood or the vibe. When you're viewing, it's also a good idea to keep your comments and opinions to yourself as Sellers could have a doorbell camera or baby monitor set up.

Write your offer!

This is it, you fell in love with one and you're ready to write an offer! An offer consists of many important details but here's the KEY things: Purchase price, deposit, subjects (financing, inspection, insurance...), subject removal timeline,  completion & possession dates. Don't worry, I will explain it all when we are ready to offer!

Subject removal

This is the 'due diligence' period where we make sure you get your financing approved, we book an inspection, and we basically cross off any items on your list of subjects that pertain to the offer. Once those subjects are removed, and you pay your deposit, the home is considered SOLD! Then you have a few weeks to finish that dreadful packing before possession.

Moving Day!

The BIG DAY! Randi will meet you at your new home on possession day with the keys and a little gift to say thank you for choosing her. She will then test all the appliances with you and make sure everything is in "Good Working Order" before leaving you to unpack and settle in!

The key differences between them is Banks have their own rates, while Mortgage Brokers ‘rate shop’ for you in order to get you the best deal. Banks work Monday-Friday and Mortgage Brokers work around the clock. Talk to a few different people, and choose the best vibe for you!

When it comes to a house purchase, both subjects and conditions refer to specific terms and requirements that need to be met for the transaction to proceed successfully. However, the terminology can vary depending on the region. In BC, we use those two words interchangeably but mostly use ‘subjects’. For example, “Subject to Home Inspection” or “Subject to Financing” would mean that you don’t buy the home without having an inspection done and getting your financing officially approved. 

Closing costs can consist of inspection fees, lawyer fees, property transfer tax, sometimes, GST, and sometimes cleaning fees. This is generally why we always say to save up at least 3-4% of your purchase price for the closing costs. (3% of $500,000 would be $15,000)

This Provincial tax is 1% of the first $200,000 and 2% on the balance, calculated on fair market value unless the buyer qualifies for an exemption. So if the fair market value of the property you’re looking at is $500,000 then your PTT would be roughly $8,000 or less if you qualify for an exemption. If you’re buying a property for the very first time, you don’t have to worry about this tax, Hooray!
