THE SELLING PROCESS
This is where the hard work starts. You will need to start packing! De-clutter, and put things in storage that you don't need right now. Maybe even hire a cleaner and/or organizer to help. Make sure your home is nice and "SHOW READY!"
Don't worry, I will do this part! Once you're finished getting your home ready for photos, you just have to let me in for about an hour to do my thing. I'll take measurements, photos, and even set up a virtual tour. Videos and drone footage can be done as well if needed!
Once I get all the data inputted in my systems, I will post your home online for whole the world to see! Then I will be scheduling showings accordingly, and handling any feedback that comes our way. Then once we get an offer, that's when I will negotiate on your behalf to get you the best price for your home!
Now this will be a happy day.. but it probably won't happen as fast as you want it to! When you accept an offer on your home, the buyers will have a couple weeks to remove their subjects before we can consider the home sold. Once they remove their subjects, that's when you can celebrate and finish your packing! Before the new buyers take possession, I will meet you at the home to make sure everything is empty and clean for them. I'll also exchange your house keys for a little gift to say thank you for choosing me. That's a wrap!

Start by decluttering to create a clean, neutral look. Make necessary repairs and even freshening up with a coat of paint goes a long way. Clean thoroughly, focusing on kitchens and bathrooms. Most importantly, put yourself in the Buyer’s shoes and ask yourself: “What would I like to see when I walk into a home I could potentially buy?”
Things like fixing leaks, addressing structural issues, and ensuring electrical and plumbing systems are up to code. Cosmetic updates, such as a fresh coat of paint, new flooring, and updating fixtures, can also make a big difference in attracting buyers. I can tell you the #1 thing that concerns Buyers the most is structural issues like a very old roof or foundation cracks, so take care of it before it de-values your home.
It can be close, but at times I’ve seen it very far off. It’s more of a starting point when it comes to setting a value to your home. The reason it’s not super accurate is the assessor never steps foot in your home so they wouldn’t take into consideration the types of upgrades or renovations you’ve done.
Most people will say Spring, but to be honest that is when most people list their home too. What happens when there is more inventory all of a sudden? More homes to compete with! I’d say you would have better luck selling your home when inventory is low. However, there’s no definite answer to when the best time to sell is. It’s really whenever YOU are ready.
Honestly, the market changes so often it’s hard to time it right. Even if you think you timed it right, by the time you’re ready to sell it could change again. We all wish we have a crystal ball when it comes to the market activity, but we can really only make educated guesses based on how the market has been in previous moths and years. It’s a bit of a gamble!
